Understanding What Roof Flashing Is and Why It is Important

Often overlooked, flashing is a key component when it comes to protecting your roof from leaks. Without it, water will eventually leak through the roof and into your home. You should make sure that this part of the system is well-taken care of to prevent costly repairs.

roof insurance claim expert shares what roof flashing is and why it’s a crucial part of your roof.

What Is Roof Flashing?

All roofs have vulnerable areas that are prone to leaks. You’ll find flashing anywhere there is a joint or penetration in the roof. Joints are areas where two slopes meet. Homes that don’t have a perfect rectangle shape are likely to have some valleys in their roofs where two slopes meet. Moreover, penetrations are fixtures that require holes in the roof, such as chimney, vent or skylight.

Joints and penetrations are susceptible to leaks that’s why flashing is installed during roof replacement or installation. Water-resistant materials are used to make flashing. This part of the roof also drives water away from the joint and down into your gutters. When installed and maintained properly, it can minimize the chances of a leak.

Roof Flashing Lifespan

It’s recommended to get new flashing if you’re replacing your roof. A roof replacement lets your contractor inspect and access all parts of the roof flashing. It’s also the perfect time to replace it. Before having your roof replaced, ask your contractor if the estimate includes flashing replacement. Flashing materials usually last as long as your roof but it still requires maintenance. It should be resealed and caulked periodically and repairs due to weather extremes must be addressed immediately.
