While all new roofs come with warranties, they’re not all the same. If you are looking into getting a new roof, you will want to get the best warranty coverage that will protect your investment. In today’s post, roof replacement contractor WaynCo Roofing, LLC shares the things that you should look for in a good roofing warranty.
Warranties have common elements that you should look for that may be worded differently. Two of these are material and workmanship warranties.
Material warranty is sometimes referred to as manufacturer or factory warranty, and generally refers to coverage for problems caused by manufacturing defects. In most cases, material warranty is covered by the manufacturer through material replacement. Labor costs for tear-down and installation may or may not be covered, depending on the coverage level. Complete roofing systems installed by licensed contractors may have its coverage under material warranties, and may include coverage for wind damage.
Workmanship warranty is sometimes referred to as installation warranty, and is intended to cover roofing problems caused by installation errors. Workmanship is typically covered by roofing contractors as a “guarantee,” however, major roofing manufacturers offer workmanship coverage through certified or credentialed roofers. Having coverage for workmanship is ideal in the event that installation errors are part of your insurance provider’s exclusions for filing a roof insurance claim.
A typical roofing warranty expires between 20 to 30 years, but this may vary between manufacturers, types of roofing systems and level of warranty coverage. Note that in most cases, the term “lifetime” warranty applies to the roof’s expected life span. Some warranties have prorated coverage, which means the value covered by the warranty may decrease over time.
Warranties are considered “transferable” if coverage can continue with the house’s next owner. Some warranties end as soon as the house is sold. Whether or not you’re planning on selling your home, a transferable warranty is a good thing to have.
